Also:  Please note that if your clients are looking to purchase a damaged property and they need to obtain a Builder's Risk Policy, the insurance company will not write a policy unless there is a structural report done on the property, by a licensed Structural engineer. This is extremely important. Some lenders are requiring that a termite report be done on the damaged property as well.
 
Flood Elevations are taking longer than usual to be completed. If your client needs a flood elevation, this will need to be ordered as soon as possible. Please have them check with their insurance agent to see if one is needed to quote a flood insurance policy. Not getting this in time can and will hold up a closing.
